Etihad Town Lahore — What It Is, and What Is Being Built There

Etihad Town sits on Main Raiwind Road, about three and a half kilometres from Thokar Niaz Baig. Most guides to it will tell you what a plot costs. This one is more interested in what is going up on those plots.

Phase 1 is finished. The roads are laid, people live there, and a McDonald’s has been trading on the main road for a while now. That changes what the opportunity is: the money in a completed society is rarely in the land any more. It is in the buildings. And the most interesting one on Main Raiwind Road right now is The Cube, commercial shops on the lower floors, Faletti’s Grand hotel rooms above. Most of this guide is about that.

Where Etihad Town Actually Is

Phase 1 is the one on Main Raiwind Road, roughly 3.5 km from Thokar Niaz Baig. That puts you about five minutes from Thokar and Wapda Town, five from Multan Road, and around ten from Johar Town and DHA Rahbar.

The later phases sit further out along Jia Bagga Road and the Pine Avenue corridor, with access from the Ring Road and Ferozepur Road. They are cheaper and less finished, which is the trade you would expect.

Why the Plot Prices You See Online Disagree

If you search Etihad Town prices you will find three websites quoting three different numbers for the same size plot. That is not all of them being wrong. They are quoting different things.

  • A developer payment-plan price — what you pay buying on instalments from the society
  • An open-market resale price — what a plot changes hands for between buyers
  • A land-only price — before development charges, which are billed separately

Add in block, phase and how stale the page is, and the spread gets wide enough to be useless. The only number worth anything is a dated quote for a specific plot or unit. That is true for plots and it is just as true for a shop or a room.

The Cube — What Is Being Built on Main Raiwind Road

The Cube is a mixed-use building by Athar Associates in Etihad Town Phase 1, on about 36 marla with 1,600 feet of Main Raiwind Road frontage. It runs ground plus six floors.

The split is simple. Commercial shops occupy the ground and first floors. Faletti’s Grand hotel rooms fill the floors above, around a hundred of them, run by the hotel operator rather than by you.

Faletti’s is one of the oldest hospitality names in Pakistan, and the reason this building is worth a paragraph rather than a line is that a hotel brand above the shops changes what the shops are. Retail underneath a working hotel has footfall that does not depend on passing traffic alone.

1. The commercial shops

There are around twenty of them, across the ground and first floors, and they are priced by position rather than by size alone.

That spread is the whole decision in one table. A ground floor front unit costs nearly twice a first floor back unit, and whether it is worth it depends entirely on whether you are buying to let to a retailer or to resell. Retailers pay for frontage. Investors reselling often do better on the cheaper unit.

Retail brands have been named as coming into the building, which matters more than most buyers realise, a shop next to a known anchor lets faster and at a better rent. Ask us for the confirmed tenant list rather than working from what circulates online.

2. The Faletti’s hotel rooms

Rooms have been offered at around PKR 30,000 per square foot, and that rate holds consistently across the sources we checked. What varies is the room category.

Both are the same rate — the difference is size and category. Confirm which category you are actually being sold, in writing, because published descriptions of the room types are not consistent.

How the return works, and the question to ask

The rooms are managed by the hotel operator. You own the room, they run it, and you take a return from it, you are not finding guests or changing sheets, which is the point for anyone buying from another city or another country.

The number to ask about is not the percentage. It is the number of years. A return arrangement that runs for a defined term is a very different asset from one that runs indefinitely, and published descriptions of this arrangement differ. Get the basis and the duration from the developer in writing before you book. We will get it for you.

The payment plan, in full

This runs over about three years and comes in five parts. Short versions of it circulate that leave a piece out, so here it is complete.

  1. 12.5 percent at booking
  2. 12.5 percent at confirmation
  3. Thirty monthly instalments at one percent each
  4. Six half-yearly payments
  5. The balance on possession

Added together that reaches exactly 100 percent of the price. If a version you are shown does not, something has been left out, most often the half-yearly payments, which are the ones that surprise people near possession. Add up any schedule you are given before you sign it.

On a room around PKR 14 million, that means roughly 1.75 million at booking, the same again at confirmation, monthly payments near 140,000, and a larger amount every six months on top.

Why This Location Suits This Building

A hotel and a retail parade both live or die on the same thing: how many people pass, and who they are.

Main Raiwind Road is a through route, not a side street, and Thokar Niaz Baig is three and a half kilometres away, which is the junction that connects the Ring Road, Multan Road and the motorway. That is a lot of movement past a 1,600 foot frontage.

Phase 1 is already lived in. A completed society with residents, a school run and a working McDonald’s has daily demand built in. Retail in a half-empty scheme waits years for that; here it is already happening.

For the hotel rooms, the relevant traffic is different, business visitors coming into Lahore from the motorway side, and families visiting residents. Neither depends on the shops downstairs, which is a useful thing about a building that carries both.

What to Check Before You Book

  • Get the NOC or approval reference for the specific building, and confirm it with the LDA rather than accepting a verbal answer
  • Add the payment schedule up and confirm it reaches 100 percent, with nothing appearing after possession
  • For a room, get the return basis and the number of years it runs, in writing from the developer
  • For a shop, get the exact position and floor on the allocation letter — front and back are very different assets at these rates
  • Pay into the developer company account only, never to an individual, and keep every receipt in your name

Etihad Town or Bahria Orchard?

These are the two societies most of our buyers weigh against each other, and we sell in both, so here is the honest version.

Bahria Orchard is bigger, busier and further along. Four phases, a large resident population, established commercial with recognised brands trading, and a lot of high-rise activity in Phase 4. It runs under Bahria Town’s own management, which people either value highly or not at all.

Etihad Town Phase 1 is smaller and closer to Thokar. It is fully developed but its commercial story is only starting, which is precisely why entry into a building like The Cube is cheaper here than an equivalent position in a mature Bahria commercial block.

If you want proven footfall today, Bahria Orchard has more of it. If you want to buy into footfall being created, Etihad Town Phase 1 is where that is happening on Raiwind Road.

There is no universal answer. There is an answer for your money and your timeline, and that is a fifteen-minute conversation rather than an article.
