Who Runs the Company

OZ Developers is chaired by Hamza Majeed, who is described as bringing around fifteen years of construction experience, with Haroon Hanif as chief executive. It is a founder-led business rather than a corporate group with rotating management.

One detail is worth knowing if you are reading this from abroad: the chairman is himself an overseas Pakistani who lived in Australia before moving back. The company keeps an office on Sheikh Zayed Road in Dubai alongside its Lahore head office, which tells you where a good share of the buyers are.

What the company actually builds

Almost entirely one thing: mixed-use high-rise. Retail at the bottom, food and leisure in the middle, apartments and offices above. They are not a plot-file developer or a housing-society developer, and they do not build individual villas.

Why that matters to a buyer. A builder who does the same type of project four times in a row gets better at it. It also means their reputation is concentrated — a high-rise cannot be quietly abandoned the way a plot scheme can, because a half-built tower is visible from the Ring Road.

The Four Projects

1. Bahria Sky — Bahria Orchard Phase 4

The flagship, and the furthest along. Fifteen floors of mall and apartments, described by the developer as the tallest mall and apartment building in Bahria Town Lahore, about five minutes from the Ring Road.

The lower floors hold retail plus a cinema, a play zone, and a China Town commercial section aimed at Chinese suppliers. Apartments run from the fourth floor up, one bed at 670 sq ft, two bed at 970, three bed at 1,370 — with a 1,570 sq ft penthouse and terrace on the fifteenth.

2. Bahria Sky 2 — Bahria Orchard Phase 4

The newer sister tower, and the cheapest way in. Sixteen storeys, around 200 feet, on roughly eight kanals on Main Raiwind Road near the Adda Plot interchange. It sits on a corner plot with three open sides, which matters more for light and resale than most buyers credit.

Shops run from ground to third floor, a food court sits on the fourth, apartments from the fifth to the thirteenth and penthouses on the fourteenth. A medical centre forms part of the scheme. Units start unusually small — from 55 sq ft for the smallest retail, which is why the entry price is the lowest in the portfolio.

3. Lahore Sky — Main Ferozepur Road

The biggest thing they have taken on. Six towers across roughly 73 kanals, 25 levels including three basements, on Ferozepur Road opposite Balqis Sarwar Hospital, city side rather than Bahria.

Commercial occupies the lower floors, offices sit above, and apartments and penthouses fill the residential blocks. It also carries a direct factory outlet mall concept, a food court and an IT park, which makes it the only project in the portfolio with a genuine office and business-tenant story.

4. Canton Sky Tower — Adda Plot

The newest of the four, at Adda Plot facing the Ring Road. A commercial and residential tower, and the earliest in the build cycle of anything OZ currently has running.

Published detail is still limited, which is normal at this stage and also a reason to be careful, most of what circulates about it is social media rather than developer material. If you are interested, ask for the official sheet rather than working from a video someone posted.

How the Four Compare

The differences that matter are stage of construction and what you are actually buying. Everything else — price, wait, who it suits, follows from those two.

What the Track Record Actually Shows

Company claims are easy to make. Construction milestones are dated, public and hard to fake, so that is what this section uses.

Bahria Sky, milestone by milestone

  • December 2025 — final slab poured
  • February 2026 — 200-foot grey structure milestone reached
  • March 2026 — structural completion marked at the site
  • Mid 2026 — block work around 80 percent, interior finishing under way on lower floors

That is a tower going up on a visible, steady schedule. Slab to topped-out to finishing in roughly four months is a real pace, and it is the single strongest thing in this developer’s favour.

The others, honestly

Lahore Sky has its ground and first floors complete with the grey structure projected over roughly thirty to thirty-five months. Bahria Sky 2 is earlier again, and Canton Sky Tower earlier still. Only Bahria Sky has a finished structure you can walk around today.

The thing that sets them apart

OZ streams its construction sites continuously on YouTube and Facebook, and publishes dated photo galleries going back to the start of each build. No other Lahore developer we deal with does this.

For an overseas buyer especially, it changes the nature of the decision. You are not trusting a rendering, you can open a stream and see whether the floor you are paying for exists yet. Watch a site for a few weeks before you commit and check whether progress between months looks steady or stalled.

It is the cheapest due diligence available on any project in Lahore, and almost nobody uses it.

What It Costs to Get In

Bahria Sky 2 has the clearest published numbers, so it is the useful example. Treat these as a starting point, not a price list.

  • Ground floor commercial — around PKR 59,500 to 77,000 per sq ft
  • Upper commercial floors — stepping down to roughly PKR 30,000 by the third
  • Apartments — around PKR 17,000 per sq ft

The payment plan splits five ways over about three years: 20 percent at booking, 10 percent down, 30 percent across six bi-annual instalments, 30 percent across thirty monthly instalments, and 10 percent at possession.

One trap to know about

Advertised sizes are usually net; prices are usually calculated on gross, and the gap runs around nine to ten percent. Ask which number the rate applies to before you compare two projects, or you will conclude the cheaper one is dearer.

How to Check Any Developer in Pakistan — Including This One

  1. Get the approval reference for the specific tower in writing, and confirm it with the authority rather than accepting a verbal answer
  2. Go and look, or watch the stream. Machinery, workers and visible monthly progress tell you more than any brochure
  3. Pay into the developer company account only, never to an individual, and keep every receipt in your name
  4. Add the payment schedule up yourself and confirm it reaches 100 percent with nothing after possession
  5. Ask what happens after handover — who manages the building, and who you call when a lift fails
